Viewing Properties
Once you have found a property you’d like to view, let us know and we’ll arrange an accompanied viewing, allowing 24 hours notice for the landlord or existing tenant.
Reservation Fee
When you’ve found the home you’d like to rent, we need to request a reservation fee. It’s non-refundable and secures the property for you, making sure no one else can arrange a viewing. We’ll also ask you to fill in our application form.
References
We use the services of a professional referencing agency which will carry out a credit reference check, employment information, landlord’s reference and residency status (as relevant). In some circumstances a guarantor is required.
Tenancy Start
We then agree a tenancy start date - on this date all parties to the agreement meet at our office to sign the tenancy agreement. Payment will be required for the first months rent, dilapidation deposit, referencing and agency fees which must be made with cleared funds. You will then be given the keys!
Dilapidation Deposit
The dilapidation deposit is normally equal to 1.5 times the monthly rent. The deposit is usually held by us, in accordance with the Tenancy Deposit Scheme. It is returned at the end of your tenancy, subject to any repairs or fees payabale.
Rental Payments
Rent is due on an agreed day of the month, by bank standing order.
